4-Bed Modern House Plan Under 1,800 Square Feet with a Private Roof Deck

A 1,729-square-foot modern plan built on a 42-foot infill lot in San Antonio, with the primary suite on the ground floor, three more bedrooms upstairs, and a 226-square-foot private roof deck reached by an interior stair.

The street elevation is a carport canopy running the full width of the house, with the upper volume set back above it — grey lap siding on one face, a wood-plank accent panel on the other, and a darker siding below. The wood is deliberately a small quantity: enough to give the elevation something warm at the front door, not enough to move the budget. Roof forms are low-slope sheds with deep flat overhangs, which is what lets a two-storey house sit on a 42-foot lot without the massing turning into a wall, and the whole envelope is documented on its own thermal envelope sheet with the wall and ceiling areas scheduled sheet-by-sheet.

You come in through a 115-square-foot entry with the main stair on your left and the living, dining and kitchen run straight ahead — 191, 144 and 174 square feet, no walls between them. The living end has a linear fireplace on the outside wall; the kitchen end has an island that seats four and a gas cooktop. The back wall opens onto a 258-square-foot covered deck, 26'-6" long, which faces the parking side of the lot rather than the street — on an infill lot that is where the usable outdoor space actually is.

The primary suite is on the ground floor behind the kitchen: 163 square feet, a 62-square-foot bath with twin lavatories and a walk-in shower, and a 43-square-foot closet. That one decision is what makes this plan work three different ways — a family that wants the parents downstairs, a multigenerational household, or an owner who rents the upstairs. Upstairs holds three more bedrooms, two of them with walk-in closets, and a 50-square-foot bath. A 32-square-foot powder room downstairs keeps guests out of the bedroom wing entirely.

Parking is a covered two-car carport off the rear street, so the cars sit under a roof without a garage door dominating an elevation. Storage is a 25-square-foot gypsum-lined space under the stair, the laundry is its own 63-square-foot room, and there is a 46-square-foot patio off the back in addition to the covered deck. The roof deck is reached by the interior stair, and the sections sheet shows exactly how the stair, the deck and the envelope stack up.

Why this plan is different

We didn't just draw this house — we built it. This is a permitted, constructed project, not a concept: every dimension on these sheets was checked against what actually got framed, and the field revisions from construction are already incorporated into the set you'll receive. Can I change the plan?

Yes. We drew it, so we can modify it — moving walls, flipping the garage, adjusting the footprint, changing the roof. Send us what you want changed and we'll quote it. If you'd rather have your own designer make changes, buy the CAD set.

How many houses can I build from one purchase?

One. A purchase is a single-build licence. If you're a builder planning to build the same plan repeatedly, ask us about a multi-build licence.

Will this pass inspection where I'm building?

Codes vary by jurisdiction, and these drawings were prepared to Texas requirements. Have your local building department or a licensed professional in your area review the set before you pull a permit.

What will it cost to build?

That depends entirely on your lot, your market, and your finish level. We'll give you the square footage breakdown you need to get real bids, but we don't publish a cost-to-build number we can't stand behind.

Do you offer refunds?

Once the files have been accessed, no. That's standard across the industry — a delivered plan set can't be returned. That's why the free sample sheets exist: look at the drawing quality before you buy.
