3-Bed Modern Ranch House Plan at 2,800 Square Feet with Twelve-Foot Plates

A 2,800-square-foot single-storey modern ranch built on Circle Street in San Antonio, with twelve-foot plates, a 28-foot living room, and two guest bedrooms that each get their own skylit bathroom.

The exterior is a deliberate two-material job — cypress and cedar boards run against standing-seam metal siding on every face, under a standing-seam metal roof. The gables sit at 5:12 over the bedroom wing and 4:12 over the main body, tied together by a 2:12 saddle, and the whole thing is detailed with no overhangs except a single foot at the front entry. That is a decision with consequences: it is what makes the massing this crisp, and it is why the flashing details deserve a crew that has done it before.

Inside, the foyer runs 14'-11" × 6'-2" with a bench and millwork built in, and a powder room immediately off it so guests never travel. The living room is 15'-1" × 28'-6" with a wood-framed stucco-veneer fireplace centred between two five-by-twelve sliding doors. The kitchen is 14'-0" × 14'-6" with an island that carries the sink, dishwasher and a level eating bar, and a den of 14'-7" × 11'-8" opens off the far end through a twelve-foot four-panel slider. Plates are at 12'-1" through the main house, which is what keeps a single-storey house from feeling like one.

The primary suite runs off the kitchen end: an 18'-6"-wide bedroom into an ensuite with twin vanities, an oval tub, a skylight and a four-foot shower specified with two heads, two handhelds and a rainhead. The two guest bedrooms are each 10'-6" × 20'-10" — unusually long rooms — and each has its own bathroom with a compartmented water closet and a skylight over the shower. Nobody in this house shares a bathroom.

The garage is 21'-0" × 22'-0" for two cars behind a 16-foot door, with a concealed beam over the opening and a tools/storage alcove at the back. Laundry and pantry are combined into one 9'-6" × 9'-5" room with millwork on three walls and its own sink. HVAC lives in the attic with a dedicated access hatch, and every window in the house is fixed, thermally broken, argon-filled double glazing.

Can I change the plan?

Yes. We drew it, so we can modify it — moving walls, flipping the garage, adjusting the footprint, changing the roof. Send us what you want changed and we'll quote it. If you'd rather have your own designer make changes, buy the CAD set.

How many houses can I build from one purchase?

One. A purchase is a single-build licence. If you're a builder planning to build the same plan repeatedly, ask us about a multi-build licence.

Will this pass inspection where I'm building?

Codes vary by jurisdiction, and these drawings were prepared to Texas requirements. Have your local building department or a licensed professional in your area review the set before you pull a permit.

What will it cost to build?

That depends entirely on your lot, your market, and your finish level. We'll give you the square footage breakdown you need to get real bids, but we don't publish a cost-to-build number we can't stand behind.

Do you offer refunds?

Once the files have been accessed, no. That's standard across the industry — a delivered plan set can't be returned. That's why the free sample sheets exist: look at the drawing quality before you buy.
